Pioneer Cabins Rental Terms

A Word about the Cabins
All of our cabins have rocking chairs on the front porch, where you can enjoy the spectacular scenery and relax.  Folks who come to Townsend are looking for relaxation and to be refreshed, and we try to provide just that.  There are no phones inside the cabins, but most mobile phones work in the area. We also have a computer and printer for guests to use our high-speed Internet access, as well as Wi-Fi wireless internet access if you have your own laptop, at the customer center area of the office (if you must think about work during your vacation).

All of our cabins are fully furnished and ready to settle in to. All you need are groceries, charcoal for the grill, and a flashlight. All cabins have full kitchens, which are equipped with dishes, cookware, toasters, microwaves, coffee makers and we even provide the coffee!

Most guests like to visit the Great Smoky National Park, and we have books and maps that you can borrow at the office to help plan your day, and can give you some hints on some out of the way places we have discovered.  Some guests like to stay on the property for the majority of the time, so we also provide TV's with VCR and DVD players, and we have a large selection of videos and DVDs you can borrow without charge.

There is no hidden charge for linens. Four sets of towels are provided per person per week, but bring your own river and picnic towels. There is wood for the fireplace (in season), back decks with picnic tables, and charcoal barbecue grills, books and magazines to read, games to play, and all cabins are air-conditioned and heated for year-round use. Woods separate each cabin for maximum privacy, yet all cabins have spectacular mountain views.

If you need to leave an emergency phone number for your family, please use our personal home phone number (865-448-1278) and we will deliver a message to the cabin.  Please limit these calls to emergencies only.

Farm Activities
There is no charge for the petting farm or the pony rides.  These are available only to our registered guests staying at Pioneer Cabins and Guest Farm. Pony rides are at 10:00 AM daily (weather permitting).  We meet at the small barn across from the Wranglers Den cabin.  A liability waiver is required to be signed to participate in the pony ride activity.  The petting farm is open during daylight hours every day.  The mile of hiking trails on the property and the swing set are always available to be enjoyed.

 

Terms
There is a two night minimum at all times. There is a three night minimum for Memorial Day, Labor Day, and during the entire month of October. There is a four night minimum for Independence Day, Thanksgiving, Christmas, and New Years).  A deposit is required at the time of booking for 1/3 the total amount or $100 minimum (whichever is greater).

When you make a reservation by phone, we will charge your deposit to a VISA or MasterCard, or we will hold your reservation for four postal days in order to receive your deposit check or money order.  Upon receipt of your deposit, we will send you a confirmation notice, which will assign you a combination lock number for your cabin during your stay.  Please be sure to bring the confirmation notice with you when you check in at our office.  If we do not receive your deposit within four days, we will assume you changed your mind, and offer the cabin to another family.

The balance is due by check two weeks* in advance of your stay, and your confirmation notice will give you the due date for your final payment.  Final payment can also be made by cash, travelers checks or money order, VISA, or MasterCard when you arrive. 

Our guests are very peaceful and thoughtful, and our cabins are well maintained, so damage is not a factor in our cabins.  However, should a guest cause any damage, they will be responsible for the cost of repair, should any be required.  Likewise, our customers are very tidy and therefore cleaning the cabins normally takes a reasonable amount of time, as the normal cabin etiquette is, as the expressions goes, to leave it like you found it.  If the cabin is left in extremely bad condition, an additional cleaning fee of $100 will be charged.

CANCELLATIONS are accepted with a minimum of two weeks notice for a full refund, less a $25 processing fee.  Cancellations received less than two weeks* in advance of your planned arrival will be charged the amount of the deposit, unless we are able to re-rent the room to another customer.

*Multiple cabin rentals require the balance paid and cancellation notice 45 days in advance, and the processing fee is $25 per cabin.

Check in time is anytime after 3:00 p.m. Check out time is by 11:00 a.m. on the day of departure.

Smoking

Cigarette and pipe smoking is allowed outdoors on the deck (ashtrays provided).  No smoking is allowed inside the cabins.

 

Pets

Pets are not allowed.  There are kennels nearby if you need to board your pet while in Townsend.  Please know that the Great Smoky Mountains National Park only allows pets to be walked on just two trails in the entire park.  This is due to concerns about pets not mingling well with the native animals (including bears).

 

Fireplaces

Each cabin has a stacked stone fireplace (except Bunk House, which has a wood stove).  We supply one rack of firewood for each cabin, which will normally last for a few days.  If you should need additional firewood, it is available at the office, for a nominal fee.  We do close the fireplaces once warm weather arrives (normally May to September).

 

Pricing
Prices range from $95 to $175 for two adults. Additional adults are $12 per person per night, while children, ages 3 to 18, are $6.00 per person, per night. There is no charge for infants under 24 months old. Prices include all farm activities. Prices vary per cabin and per season of the year. Extended stay discounts are provided.  There are no additional fees, such as cleaning fees, reservation fees, or any other fees that some of our competitors charge.

Port-A-Cribs and inflatable mattresses are available for a one-time set up fee of $5.  All prices are subject to 9.25% sales tax and 4% lodging tax (13.25% total).

Extended Stay Discounts
Rates are 10% less with a stay of 6 nights or more (7 nights in June and July);

Rates are 20% less with a stay of 13 nights or more.  

Rates are 30% less with a stay of 30 consecutive nights or more, and no sales and lodging taxes are charged for a stay of 30 consecutive nights or more, saving you an additional 13.25% in taxes!

However, there are no Extended Stay Discounts during holidays (Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas, or New Years) or during the month of October.

Winter Special Offer
Stay 3 consecutive nights and receive a 10% discount. 

Stay 6 consecutive nights and receive a 20% discount! 

The Winter Special is available January 2 - March 14, 2007.
